@Harry Maxtens - pay very close attention to the markets around you. Stay in the loop of all and any major future land developments that are in the pipeline of approvals by the jurisdictions. Land is cheap while developments exist on paper. Once they’re approved and construction begins, land values rise substantially. Also, pay close attention to future land use and zoning changes. Here in California, there are potential statewide mandates that would Upzone properties for bigger and denser developments if they are located in and around major public transportation hubs, ie- metro systems. Also, look for gentrifying areas. These are a few of many more strategies.

@Arthur Thomas - I’m not sure of the specifics of your lot and the market, but sometimes getting a feasibility study done with some conceptual plans and renderings may do the trick in enticing buyers. I can potentially help you with that.
