Hey everyone. I am working towards buying my 1st investment property. I've been using the rental calculator and I have this deal in the works. I’m wondering what you as a landlord cover for your tenants? Garbage, electricity, water, HOAs? What are the ones as landlords should we pay for and what are the ones tenants are responsible for typically?

I’ve been looking at buying a rental property, some of the properties have tenants already occupying the residence. Is there anything wrong with asking the seller to meet the current tenants? I personally would want to make sure if I buy a property that has a month to month or a year contract with a current tenant, that I’m okay with the people living in the property that I own. Can someone give me some personal experience when buy a property already occupied.

There is a house in my neighborhood that was on the market for about a year or 2. One day the sign was gone. I assumed someone moved in, but after About another year there doesn’t seem to be anyone there and it still has a look box on the door. What can I do to find out more info about the property? Is it in foreclosure? Abandoned?

Being a newbie myself, I’d be terrified buying something that expensive with no money. I would reach out to someone with more experience and partner up with them. Take a small commission or equality from the deal. It would be a great learning experience to be there through the whole deal and remodel process.

Hi everyone, My brother-in-law and I are wanting to buy a investment property. I will be doing the renovation work and he will be the one getting the loan to buy the property. Do he have to have a LLC or can we get that later once we have a few properties under our belt. I've heard of getting a DBA, is that something I should get first? We live in Texas. There isn't any trust issues between us, I just want to make sure we don't have any legal issues. Are there any other concerns we should have?

Basically we are using his income to get the loans for the property, the we are remodeling, and either flipping or holding.

My only concern is making sure I get all the paper work in order to make the deal. I’ve bought and sold lots of cars, but I’m not sure how it works when someone inherits the house. I want to make sure this guy is the legal owner and has the rights to sell the house.
