What are your Landlord-Paid expenses?

I’m wondering what you as a landlord cover for your tenants? Garbage, electricity, water, HOAs? What are the ones as landlords should we pay for and what are the ones tenants are responsible for typically?

Tenants take responsibility for all utilities. The exception is when you have more than one tenant on the same meter, usually in properties with 2+ units. Then you have to decide whether to include utilities in the rent, pass the bill through, etc.
