It is true that the only access to the apartment is to enter in to the shop area first. This is why I think it's best to have one tenant for the whole package. 

I will update this thread on what happens.

I have a month to month residential tenant. I wouldn't say it is a storefront, but is a 44' by 52' metal shop with concrete floors. While it is in a residential area, I think it could have light commercial potential to the right tenant. Here is a link to the property on zillow. I thought this was a unique find, I just bought it on July 16th, 2020.

He is a residential tenant. The apartment that he is renting from me has commercial potential because the apartment is part of a 2,288 square foot shop.

Thank you Ujwal, those are all great points. I haven't approached my tenant yet to have a conversation with him yet, but I do know that he pays and he loves his apartment. He is a single guy with a limited budget. It kinda makes it hard, I hate to get rid of a decent tenant. 

I live just outside of Salt Lake City, Utah. When I get back to Oklahoma in a few weeks I will talk with him and see what he thinks. 

Hello everyone, 

I have a situation where I bought a property in Oklahoma with a combination shop/apartment. The apartment is rented for $500 a month, and the shop is vacant. I think together it could bring around $1,800 monthly, give or take. 


My tenant in the shop is on a month to month lease. My question is, should I evict or pay him to leave so I can make way for a new tenant at market rent?
