My two cents on the topic, most of the money is made on the buying. If you can drive it down at 360k range, you have an attractive deal that take cares of surprises that come down the road. Right now cash is king. I just saw a valuation for a Hotel go down from 11m to 7m. Depart with cash only when the deal is mouth watering.

The real Estate Game By William J. Poorvu and Jeffrey L. Cruikshank is a great read as its written by a practicing investor and an a professor in Harvard. 

Congrats on a successful completion George!!! I was amazed how you pulled it off with $43k per unit including the land price. what is the typical size of the Units?

Hello Amber, since your in the initial stage off assessment its better to get a structural engineer and have a look at it before you proceed. It seems a non load bearing wall otherwise the outcome would have been different. Good luck.
