Yes @Manolo D. it's a full rehab and expansion from 3050 to 4400 SF.

Let me first thank all lenders who have responded to my 2 previous ads about the property in La Jolla, San Diego CA.

Property Situation:

We're close to securing the $1.8 million (1st position) financing through a hard money lender for a Fix/Flip property in San Diego, CA. Appraisal report and Business plan in place. Rehab estimated completion on 8/2016. Time extension in the works with seller (originally through 12/4/2015 or 14 days). 

Now we need about $550K for rehab cost, etc. Sourcing family members, friends and colleagues in the industry for private funding. Potential ROI in the 20%-30% range.

We have in contract under our LLC a property in La Jolla, CA (San Diego area) which we intend to fix/flip and we're looking for several private investors to finance 30% or about $800K to cover rehab costs, closing, etc.

  • 8-10 months to rehab
  • 15-20% ROI, final determination upon completion
  • We have until 12/4/2015 to raise financing

Thank you all for your helpful comments. It appears based on my short research that Solo 401K is better than a Self Directed IRA for my situation.
