Hi - I’m interested in purchasing land and then build and use for rental. What are the pros and con? How do I approach it in a financially smart way? 

I’m currently in a new home myself but I’m delinquent with my mortgage due to the huge layoff impact last year. Will this affect my chances of finding lenders? If I’m able to get a source of income (🤞🏾) will I still need to have 2yr minimum work history to get money to buy both land and build? 

I’m fine with buying land first if approved for a land loan. My spouse is the only one with an income and he’s military. But I also know it might be a risk throwing something like this on him. Any thoughts?

I'm interested in starting Real Estate but don't know where and if I can start. I currently am a homeowner with a lot of money left to pay its only been a year since I got my home. 

But I would like to also know what options are out there. I saw and AD about REIN (not sure what it is ) and the AD said I can start investing with less than $200. Doesn't sound believable at all. 

Any advice

 1. What do you think your time is worth? Start with an hourly rate. 

2. Then take your rate and multiply it by how much time you think it will take. If it comes in at 8 I credit back and if it comes in at 12 I will bill additional.

Honestly, I was thinking $100. Because I never thought of the time I'd put into the work. 

I've been charging by project and not including the amount of time I'd have to go back and forth with the municipalities. I've been charging according to the number of application pages, but that's tough because not all applications are in forms. So, it's been a headache. I've noticed that charging by pages doesn't seem to work because after filling I have to go through days of communication with the municipalities to get results. Due to time difference and project urgencies, I have to work after hours for a project I charged $30 for (e.g. Business license application or Certificate of occupancy & License renewal). 

Thank you, I'll start tracking the time it takes to complete a project. Currently working on permitting for events in different cities and the time I'm spending on them is ridiculous what I'm charging is $30.00 for each site.
