Did you purchase this actually at the Courthouse steps? Or it had already been foreclosed and listed with an agent or auction company?  Call the closing attorney if you purchased that way.  He can tell you right away, or read the copy of the deed you should've gotten in a folder from the attorney.  Go ahead and list right away if you want.  Not many have restrictions and if they do its 90 days. Obviously it would be great to list sell and close quick with someone else but if there are restrictions 90 days just wait to close on day 91 at whatever price you can get.

Those signs definitely work with a few caveats. Are you a well-known renovator/house flipper? Or are there other is being flipped in the same general area? The market is getting better and better in many many places and Buyers love buying remodeled homes. If a majority of the listings in your area are like mine most were not remodeled yesterday and the ones that were remodeled very recently get sold much faster and for higher prices. Quite a few don't ever even hit the MLS. Some may argue put it on the MLS and you could get a higher price. A bird in the hand is better than four in the bush that might Fayeway in two weeks.

@Joseph Hoot- Hope we can talk soon.  Your numbers are pretty accurate from a quick glance for the monthly expenses.  I am from Roswell myself but have lived in Athens selling real estate since 2011.  I will be happy to send you all the info you need on this one including the disclosures.  Please fell free to call me.  The numbers work good out in this area and with good property management you can likely get some higher rent with the second tenant that needs to fill one side that's empty.  The vacant side is actually update pretty well and won't need much at all.  $525-$550 would be the goal and every dollar helps.

This is all some really great advice and I hope to throw in my 4 cents.   Listen to all of this because it's gold.  3-4 Times rent as their income is very important.  It also depends on the type of property and neighborhood as too what you can honestly expect.  When you have a person who wants to apply you need to ask as much as they are willing to give.  Don't just go on what the credit report says.  Ask them how much their auto insurance is, their cell phone bills, or any other payments possible that don't show up on their credit.  But sounds like on this specific guy, he may not have many other payments and not having a credit card sounds great.

I am aware of Hoschton sales and am a member of GAMLS and FMLS if you need some good real comps that you haven't seen yet.  I agree with @Zach Kidd and @Jacqueline Carrington about acting as an agent, but this could be a wholesale deal for you, and it might work on a double close. The problems happen when you have a buyer with an agent or more importantly with a loan.  The lenders run title and are going to see that you haven't closed and most lenders like seasoning, but some can get around that small detail.  You also have to have a good attorney who can make it work, and hope that your buyer will agree to use them. If your spread is enough, maybe offer ot pay that portion of closing costs if to work with your's.   

But I also agree that there are many red flags.  Why wouldn't he use a professional who does this as their job all day and instead let you do it, for the same or more money?? If he sold for this $360 number and used an agent for 6% he would be netting 338 if he paid no closing costs at all, but likely any buyer with an agetn is going to request $4-5k because that's normal right now.  that means netting 334 almost the number he is ok with.  Seems like a weird situation.  

One thing - did you make sure this is the same guy on title?  Like verify his ID, or any proof of who he is?  Or double check tax records to make sure there is not also another brother or wife or someone else who co-owns this property?

To preface - I am an agent who works with lots of investors in the Athens area and have worked with folks all the way down to Greensboro, Union Point, Buckhead, but most of the activitiy now is focused on helping investors find deals on and off the market for cash flow and flipping.  The one important thing(maybe most important for certain risk tolerance) to know that there are restrictions the county has imposed on all properties not already zoned Multi-family. No more than 2 unrelated people can live in any house not zoned Multi-family.  If you are buying a duplex, triplex, 99% of condos and townhomes in Athens, you will be ok to rent to whomever and however many you would like.  The rule is in place to protect the neighborhoods that had too many rental homes, with property owners who did not care to keep them up well, and where tenants would park in the yard, have late night parties, and do all the things students do in college.  There are still plenty of people "breaking" this ordinance, and they are taking the risk, but very likely getting much higher rent, because it's usually based on a per bedroom price, rather than a family that is looking just on a normal house for sometimes lower rent price.  

The company where I hang my license manages more than 400 total doors, and a majority are college student housing, but still plenty of long term families or young professionals.  There are plenty of properties that come for sale every once in awhle that are houses or townhomes, and condos in the areas that do well for student type housing, that are mixed in with family and young pros.  On the flip side there is a need for regular family rental homes, that may not need quite as much work in between tenants, or if you are smart and update the property correctly you, there will never be much need to fix up in between tenants, after installing hardwood floors, tile, waterproof vinyl Allure, granite counters, tile surround showers, etc.  And if you are a smarter person, rent to people that have friends who then invite them to replace after they move out. I am about to list a duplex that rents for $5000 per month, and the owner has never had to do anything ever, not once in between tenants.  The same sorority group of girls has rented since 2009.  That doesn't have to be an anomaly in a college town.  

Another note about families renting in the Athens and Oconee area is that I get an email at least once a week maybe more about a someone needing a rental for a family usually $1400-$2000 per month.  The average retail in many areas is only $125,000. Sounds like a no brainer, but I can find you even better deals because of my marketing.  

For college students there are plenty of homes that come up for sale around $125-$185 that rent for more like $1500-$2000+.  Also no brainer!!
