Hi BP, I am newbie looking to get some experience underwriting small apartment complexes. I have found a few properties on Loopnet that could be good practice.

Is there an industry norm for how financials are shared with potential investors? For instance, monthly rev & expenses for trailing 12 months, and annual financial statements for the last X years? 

Do brokers tend to share info on tenants (leases, rent applications, etc.) with potential buyers? 

Is there info that brokers typically will not share until more interest is shown by the buyer? That is, information the broker will not hand over until the buyer at least walks the property or shows proof of financing?

Thanks @David Ivy! You really went above and beyond! 

It looks like things really start to slow down after August for SFRs, and Jan and Feb are particularly quiet. Just anecdotally, I've noticed a lot of Austin SFRs with price reductions on Zillow & Redfin recently. I wonder if sellers will start to feel the window closing, if they are looking to sell yet in 2016.

I'm in the Bay Area, and looking to educate myself about buy and hold opportunities in Austin -- where I have family.

Can I ask how investors can get clean historical data on Austin's real estate market? I'm mainly trying to get a sense of seasonality. Is data on metrics like sales volume, or $/sq ft, by month and year readily available? If so, how granular does that data get. Can you slice by the ZIP and property type?

Hi @moonhe. I'm a new member to BP from just down the road in Mountain View. I'm also considering investing out of state. But since you're up in Menlo Park, can I get your thoughts on East Palo Alto? It's crazy how much more house you can get there vs. the surrounding areas. And with Facebook and Stanford right there, there could be plenty of potential tenants looking to rent.

Hi BP!

I live in Mountain View, and have been in tech for the last 4 years. I love my job, and would prefer to invest part-time, while leveraging my W-2 income to make financing on larger deals a bit easier. 

Since the Bay Area can be an expensive market, and I would prefer to move some of my eggs out of the tech basket, I am looking for multifamily deals in Austin, TX -- where much of my family reside. 

I picked up some cash flowing rentals in Taiwan about 10 years ago, which gave me an opportunity to make a lot of mistakes fairly cheaply! But I still consider myself a novice, and am excited to learn as much as I can from the BP community!
