Hi @Chris Farrugia,

I do monthly email newsletters.  Size is similar to one page front and back (may be a bit longer).  I have gotten good feedback and it has been a great way to stay in touch or top of mind.  Cost is much lower than print and saves me time in the end.  I realize that the purpose of my newsletter is quite different than you sending one out to a neighborhood.  Please let me know if you have any questions.

 I own an ozone machine.  It removed heavy animal odors after running continuously throughout a house.  I had less luck with a house that had a heavy smoker.  But it wasn't run as much as I would have like.  The air does smell a bit off after the ozone machine is run and you aren't supposed to be in the house when it is running.

 @Chad Keilen my understanding from talking to them is that each job is unique.  Cause of the issue and what it will take to fix.  Servpro is a franchise and rates will also differ based on your market.

 I want to piggyback on what Bob said - use a company like Servpro who specialize in cleaning up properties after water or fire damage.  They are excellent at removing smells.

I would look into some lead sources that you only pay if you close(Opcity etc.).  The quantity of good leads from other sources is way down due to the lack of inventory in my market.

I am a teacher and a part time realtor. It can be done. 2023 is my fifth year doing both. Planning your weekly schedule ahead of time is crucial. I have systematized the process for active transactions. Some things that have made this possible. My brokerage is supportive of all the agents and compiles MLS data for our review. I went through additional trainings, was given a mentor, weekly meetings are recorded, my brokers always answer their phone if I call them. Where it is difficult for me is the marketing piece. Doing a good job with marketing takes time that I cannot afford to use if I am to have any sort of balance in my life. I have rarely run into an issue with clients needing to see a house when I was at my teaching job. I do save my personal days to do inspections and closings.
