AirDNA is only for STR rental data. It doesn't have MTR data. I do hope a MTR 3rd party data company comes along. FF isn't really cutting it. Also, how do you request a realtor on AirDNA? I have never seen that.

I would use the BP agent finder to see if you can find an investor agent who specializes in STR in that particular area! a good agent can help steer you in the right direction

Recently attended an Airbnb presentation. What kind of airbnb would this be - for traveling workers, vacation spot, tourist spot? As for vacation spots, easiest way to increase attraction is getting creative with designs, especially with paint and get GOOD photos with professional cameras. A little bit of investment goes a long way. Attaching tech stacks used for airbnbs!

At your age I would start with a primary residence and house hack a small part of it for STR. Ideally you would look for something with a detached garage or walk out basement where you can give your guests their own private entrance, parking and a small outdoor space. If there is already plumbing in the basement then convert that into another bath and kitchenette. Get the best possible location you can afford and let your guests subsidize your living expenses.

Once you have that rolling and you understand the game you can then invest your W2 income into additional properties.
