I am just starting out on my path to real estate success and I wonder about the license. I know this comes up a lot but I have a different set of questions I believe.
I am thinking about investing the time and money to get my license only to give the commission to the selling agent. I am not interested in being a real estate agent nor am I interested in making it my career. I have a job and it pays the bills for now and land lording is my long term goal.
My goal is to get the license to access the MLS as well as use it to get comp prices and do self walkthroughs easily. This will all facilitate more efficient use of my time I believe and allow me to look through and offer on more deals. The real interest for me in this is giving the commission to the other agent. I think this will help me to get the deal to the seller quicker and give that little push towards me that I need. Maybe I am putting to much into all this and I would love some feedback.
Does any of my logic follow? Would the costs of maintaining and getting the license up front be worth it if I am not going to actively use it? Can anyone give me a ballpark figure on the costs? Also what am I missing(I am brand new to this)? Thank you

This may be a late post but I am thinking of doing this only to give away the commission to the other agent. Access to the MLS and comps as well as the ability to self show will all cut down on time so this is another bonus but I only see it as a way to get access to more deals for me. I would not plan on making any money so I wonder, can someone give me a ball park figure on upfront and annual costs associated with it. I live in Philadelphia i that helps.

This is my goal. Actually almost verbatim what I want to do. Congrats on the success in your first Real Estate Deal. The fact you had to do no work on 3 out of 4 units is great.
How did you find the property? What things should I think about now about a year away from the purchase? What things would you say most do not think about when dealing with the FHA and closing on a deal with the red tape involved?

Hello everyone.
I am living in Philadelphia for the summer and starting sometime in the next year I am moving here, hopefully into my first investment property.
