All the sites are looking at the same database of properties. I'm not sure why they would have any different information other than one might be updated before another. Maybe someone else can enlighten us both.
The MLS is basically the same sort of site, it just gives licensed agents a little more insight - we can see expired/sold/withdrawn etc listings complete with broker comments and pictures, even if those have been taken off of redfin, zillow, etc.
I would think you would get more variation based on how the comps are adjusted rather than which site you use, but Anson can jump in and correct me if he disagrees.

I never found the list, but I was able to recover off my old podcast program. Here are the ones I saw recommended, but I haven't started in on them yet, so I can't personally vouch for them:

@Brian Kraft MLS access will give you the listings of solds, but some are more useful than others. Some have minimal pictures up, and many will show what they want to show, and not the parts of the house that are in the worst shape. Definitely better than zillow though.

Welcome Kristian. I would just make sure that the $/sf estimates take into account all possible costs plus some extra cushion to account for overruns, delays, changes in market, etc. Good luck.

@Jackie Lange You should read How to Lie With Statistics. You can make any data say anything you want with a little work. I wouldn't put any stock in an article written by an unknown person with an unknown agenda in a clearly sensationalist manner.
With regard to your proposition on the $500k house, I'd love to see the person who would sell a house for $10k down and $1000/month for 40 years. With a zero interest rate.

Without knowing your offer, looks like the numbers might make it a better rental than flip. I bet the cash on cash return would be fantastic.

@Mike Jones . I would retain an attorney in Colorado to take a look at this for you. If you want, send me a message and I can recommend someone (not me!) that could help you. If the land is free and clear, it would probably be worth your time. If there are encumbrances anywhere close to the suspected value, you might just want to let it go. Good luck whatever you decide to do.

1. Shouldn't be a problem as you're only selling property you have an interest in.
2. The form contract would be a good place to start, but I'd think there would be many things you'd want to change on both the buying and selling side. You might want to get it drafted by an attorney so that you know your bases are covered.
