i have 150 to 200k and i am not sure whether getting a loan with 10 percent down is the way to go or buying the property would be better or what is the best way to get that started right away ?

I am looking to start a real estate portfolio in the states with no knowledge on RE in any states and so im looking to spend 3 years practicing to find good deals and researching neighbourhoods so that when i start to invest i can start working my way up to creating my portfolio that im aiming to have close to 200 units or more.

I am a student looking to wholesale in america to make money but to also familiarise myself with RE before i choose to start investing in it. If anyone would be kind enough to tell me what i can use to find properties, where to find buyers, what i need in terms of contracts, bank account set up and transaction management it would be greatly appreciated

I am 19 with the goal of making millions in property but not sure what to research and get familiar with and if there are tips and places you think i should look e.g books, websites, courses, podcasts, Youtube chanels . Up to now i have been intrigued to owning and getting into commercial/residential rentals and wholesaling property
