 I do my own staging.  No it doesn't come furnish, but I would be open to selling it furnished.

I think with all things being equal, the true 2 bedroom is a better investment.  If someone is looking for a 2 bedroom and den may not really meet that need

Cozy.co is great for online rent collection.  But I don't think managing your rental (expenses, income and reporting) can't be successfully done with Cozy.co.  I use Cozy for rent collection and Avail.co for tenant screening.  I would love to have one system that does it all. But after a exhaustive search, I concluded platforms like Cozy.co and Avail.co are just not good for rental management.  But, again, really good for online rent collection and tenant screening.

I agree with Mike. I think it may be a good idea to consider selling. Given it's a challenge managing a property from out of state. I would at least look into seeing if you can sell

I've used Avail and Cozy.  Liked Cozy better.  it was more user friendly

I've used both Zelle and Cozy.  The problem we had with Zelle was their limitation with how much the tenant could send depending on the back the tenant banked with. Our first tenant banked with Chase bank and had no problem sending $1100 at one time. But the next tenant was with a different bank (I can't remember which one) and had a limit of about $500 a day. It was a problem so we moved to Cozy.  I like Cozy pretty good.  But I do miss the convenience of getting rent immediately with Zelle as opposed to waiting 5 business days with Cozy.  You can pay about $3.00 a month per property with Cozy to get the rent in 3 business days I think. But still not as good as getting it immediately.
