Hey @Joe Sierocki - sounds like a pretty good deal to me if not much work is needed and its going to be vacant (less risky to take on tenants). I have sold a couple of SFH that resemble a 2 unit building with no issues & the possibilities for future development is enormous. Let us know if you end up closing on the deal! 😃

Hey @Juan David Maldonado - I would try to use all of your traditional loan options before getting into a DSCR loan, conventional financing would most likely be preferred since it will come with a lower interest rate!

Hey @Mergim Kacija,this is interesting. I've never heard of anyone getting fined from the association but I would join the board and try to get that fined removed, are you all self-managed?

I am loving the conversations you are having and thats actually the age that I first got started into real estate. I would advise attending some local meetups and talking to others that have done it, including realtors / lenders. You will need to understand what you qualify for and then work backwards from there, decide on a location / area, and then start running the numbers on the deals!

I don't know if you're an attorney state, sounds like probably not because here in Chicago, we would have the attorneys hold money back in escrow. definitely reach out to an attorney to figure out next steps.

Hey @Hector Serna - you have been given some pretty useful advice here! I would definitely explore ways to use your current house to make more money, there is always a way. If you've had the house for a long time then you can even possibly explore getting a HELOC to use that money to get an investment property with a DSCR loan. The sky is the limit once you own an asset like a home! 😃

Hey @Connor Heffler - IL & IN are both great cities to invest in. I am a big fan of IN if you are an out of state investor because the laws are geared towards landlords making it easier for you to manage as an out of state investor. Regardless, I am sure you will be able to find something once you decide on the location as the opportunities are ubiquitous!
