I have an insurance broker there in Indiana that does all of my quotes. I have a 3-unit in East Chicago, too! Kudos to you!

Hey Andrew👋🏽, it sounds like you're leaning into Option 3 - buy another house hack, and based on your situation, that seems to be the best option for you until you can build up enough equity to buy a deal cash - also consider that if a property is distressed, you can also do a hard money loan and they will give you the money to rehab the property, too. Something to consider for your future endeavors! best of luck 😃

Perfect timing - now is the time to set up your team to help you find a lucrative deal in the north side of Chicago. It's a good time to start exploring your loan options and setting yourself up to search alerts so that you can become familiar with the area, and start running the numbers :) it's a little harder to cash flow in the north side, but the appreciation is quite significant.

Hey @Teddy Mao,  you have some real great advice here; sounds like a better option to just sell the property, maybe do a 1031 exchange and purchase another property that does cash flow 😃

Hey @Daniel Curtin - Blue Island is a great area to invest in as cash flow is a little stronger and taxes are not horrifically high and they have a great deal of 4+ units, as well.

Hey @Joe Mende; there are may general contractors in Chicago; and it's so easy to get licensed here, no exam is needed. All you need is proof of insurance and an LLC name, so be careful with who you hire. Aside from all of that, always take a look at their current projects, photos do NO good.

@Jonathan Klemm is a good guy to start off with if you need someone reliable and that will do the job right!

How were you thinking of getting started? Househacking is a great way to start out! If you are just beginning the process of looking to buy I would say the best thing you can do is keep learning. There are blogs, books, hundreds of pockets here on bigger pockets that can help. The education has helped me as much as anything and helped me stay motivated. I would also reach out to a real estate agent in your area to help you get a better idea of the market, hope that helps and best of luck!

Hey Amanda! aw congratulations on passing your RE agent exam, no small feat!

& there are many brokerages out there and usually if there is a lot of training, commissions will be reduced which you should be prepared for that since you are a newer agent. When I joined initially as a first time real estate agent back in 2019, I went under Keller Williams in Orland Park, and then I moved to eXp and I just recently joined Epique Realty.
