@Ryan Sullivan I personally would go with whatever option LOOKS the nicest rather than what can be done in the quickest amount of time or what is cheaper. If this guy can refinish your floors but it doesn't look good, it doesn't matter that you listed the property with hardwood floors because most likely the buyers will consider that an expense of having to change the flooring. If laminate looks nicer AND hey if you can do it yourself for the best looking floors, I would lean towards that option.

H @Tallal Ibad - I know nothing of the Tacoma market, i'm over here in Chicago. However, I wanted to comment because to everyone else's point, house-hacking is a very feasible idea in this situation. One thing, I would consider that you may have already is the cashflow that you would receive if you decided to move to another home. It looks like you own a home now and if you move, you would be cashflowing $200-$300 which is great as well. 

Hope you are able to find a great investor-friendly agent out there and can find your next house-hack! :)

Hi @Reed Meyer, that’s amazing to hear and actually that’s exactly how I started off in real estate. In an effort to build my cash flow generation I started off as a real estate agent as I built my portfolio, all while working my W2 full-time job. Totally do-able. 
I joined Keller Williams as after much research knew that they provided the best training in the country! 
Gary Keller they found has many excellent books worth reading:
- the millionaire real estate agent                - the millionaire real estate investor
- the one thing (one of my favorites)

Writing this post is a good step and I'm sure you will receive plenty of advice. There are a variety of options to investing and one that I am a huge proponent of as a first-time investor is house-hacking. You can even make money on a SFH by renting the basement out and the garage for parking.
There are plenty of books, articles, and podcasts out there that can help you gain better clarity on your next steps. But you are correct that you will need a source of income to get a pre-approval from the banks to help you take the first step. Action over everything is essential in real estate

Sorry to hear about this Ricardo. Have you tried cash for keys? Maybe that would incentive them to leave because hiring an attorney can also be costly..

Definitely a PRO in Chicago is APPRECIATION and I would add a con to investing in Chicago are reproperty taxes. Make sure you budget in an increase in taxes every other year to make sure it doesn't eat into your profits significantly. Rents going up should offset the tax increases but something to think about as you invest in certain areas.
