HI @Adam Vault, it's hard to say without knowing him but in general, I would be open to opportunities to work with others. Just be cautious and make sure that you are not fully relying on him and have a back-up plan. Sounds like he wants to help and it may be a mutually beneficial relationship. He is helping you renovate and flip with your money and you are helping him list the property and gain commission from that process. Best of luck!

Hi @Jason Welch - the best of both worlds. I started off with a house hack a few years ago and acquired 1 property every year since then. I then became an agent a few months ago. It's a great to find deals. House hack while being an agent!

Hi @Tanaya Fisher - there are a  multitude of ways to lead generate. Open houses, cold-calling, reach out to your internal database. Call your friends, and family to let them know you are in real estate and use social media to market!

Hi @Richard Mur. It's important to have a solid understanding of your goals and wants in life. Most of us live our life in comfort and then look back and regret not taking any action and fulfilling their dreams. If you can plan your way into real estate, then I would do it. It is a viable option, just keep in mind that it takes patience as an agent, and even as investor as you have to sort through all the deals. Money will only take you so far, they say after $90k, there is no incremental happiness. Keep learning and growing! Best of luck!

Hi @Charlie S., when I click on the link, I get an error, as well. But it looks like the calculator encompasses all the things that you need to account for (purchase price, down payment, interest, insurance, taxes, closing costs and of course rent). I would not be too concerned with cap rate, unless it is a commercial property..

Hi @Account Closed. How far southwest are you talking? Some suburbs are great for flips, some for rentals. Everyone has their own ROI, for example mine is 20% cash on cash return. But some are OK with 10%. Then you have the 1% rule, however you can still find a good property that doesn't meet that criteria.

Hi @Rishiraj Singh! Welcome and thank you for sharing your story. You are very young and if you continue down this pathway, it can become lucrative. I wish I had started investing earlier, and I recently just became an agent. It sounds like you have the right people around you, and you have the right mindset by researching and gaining a solid understanding of what you need to know. @Haley Powell I would suggest going with a broker as @Yonah Weiss mentioned they offer a broad range of products rather than a mortgage lender that is tied to their banks products. I would run through 2-3 different lenders, and suggest applying to all within a 2 week timeframe as they will run a hard inquiry on your credit to apply for the loan. If you apply within a 2-3 week timeframe it only counts as 1 hit towards your credit score. Best of luck!

@Mani Poudel this was kind of my scenario a few years ago. I started house hacking and every year since then have bought a property. The best way to learn real estate is to experience real estate. I have learned so much in term of fixing things up, and how be more handy than the average person/woman. You will set yourself up to learn an abundance of knowledge!
