 We are a direct lender and can gladly review your scenario. We do not have any upfront fees. As the only out of pocket fees are for the appraisal once you are approved.

 We would set you up with a pre approval at the max amount you could receive. You then would be able to go to the auction knowing your highest loan amount. If you're including the rehab then a scope of work would be required as well. Please reach out if you have any questions as we are a direct lender.

We will allow you to use funds from business credit as a down payment on a Hard Money Loan. In order to qualify for business credit, you must show at least $24,000 within your business checking account within the past 3 months. Credit doesn't matter for the business loan but it will matter to receive a Hard Money loan. If you find a great deal, then it may be worth exploring your options.

 Also it is important to have reserves for any repairs. As the rehab funds are sent out as a draw. Meaning you complete $10k worth of work, it then is inspected and then you receive $10k back from the lender. I have helped many first time Hard Money borrowers receive loans as we are a direct lender. Reach out if you have any questions.

The property is owned free and clear but it needs about $250K ($90K of which is for the facade alone) according to the contractor who has been doing work on it.
