The decision of whether to purchase investment properties under your name or an LLC depends on several factors, including your personal financial situation, investment goals, and risk tolerance. Here are some things to consider:

Advantages of Purchasing Investment Properties under Your Name:

  • Simpler and less expensive to set up and maintain than an LLC
  • May be easier to obtain financing since lenders may prefer lending to individuals rather than an LLC
  • More control over the property and its management

Disadvantages of Purchasing Investment Properties under Your Name:

  • Personal assets are at risk in the event of a lawsuit or other legal action against the property
  • May not provide the same level of liability protection as an LLC
  • No separation between personal and business assets, which can make accounting and taxes more complicated

Advantages of Purchasing Investment Properties under an LLC:

  • Offers liability protection for personal assets in the event of a lawsuit or other legal action against the property
  • Provides a separation between personal and business assets, which can make accounting and taxes more straightforward
  • Can make it easier to manage multiple properties and limit liability across them

Disadvantages of Purchasing Investment Properties under an LLC:

  • More complex and expensive to set up and maintain than purchasing under your name
  • May require a higher down payment or interest rate from lenders
  • Less control over the property, as decisions must be made in accordance with the LLC's operating agreement.

You personal have to weigh the pros and cons. If you do decide to go the LLC route, reach out and we can help you secure financing.

What do you consider a low credit score and what is your previous fix and flip history?

I am currently setting up tours for Americans to visit potential investment properties in North Cyprus. Has anyone purchased investment property internationally? If so, how can I make the experience easier for potential clients. As of now we are offering a three day expenses paid tour.

Investment Info:

Single-family residence wholesale investment.

Purchase price: $32,000
Cash invested: $3,000

Acquired property that needs a full renovation. Currently waiting on offers from fix and flip investors.

What made you interested in investing in this type of deal?

The purchase price and potential value for an investor makes sense to me.

How did you find this deal and how did you negotiate it?

I found the deal from a former client looking to unload from his portfolio.

How did you finance this deal?

I am wholesaling the properties within the portfolio.

I'm currently wholesaling within NY as well as working with a direct lender for Hard Money Funding.

I am currently an agent with the largest developer in North Cyprus. The dollar is very strong in that region and it seems to be growing every time I visit. I'm setting up investor tours in April. The goal is to start driving traffic from the American Population. What are some of the concerns I should have solutions for? The only out of pocket expense will be for the flight there and back.
