I agree with @Account Closed

The Nike's "JUST DO IT" would be fitting here. Do your homework but don't over do your homework. You really can't learn everything unless you go out and start putting things into action. 

Also I wish I had set reasonable, actionable goals from the very beginning. Now, I prefer setting goals like "I will spend 2 hours networking and analyse 2 deals everyday" VS I want to make $10,000 in passive income by the end of the year."  You can't really control the outcome of your efforts but you CAN control what kind of actions you take everyday which will eventually affect your outcome.

Thank you for your prompt feedback and your input. Shortly after I posted, Nate Gray did call me to apologise and said that he would be printing out my response out to have a team meeting to improve communication on the property management side of the business. I really appreciate you guys' effort to learn and improve from past slip ups instead of getting defensive or making excuses. That to me spells excellence.

I have invested with Memphis Invest. Their prices are higher but they do have integrity and reputation. I had no problems with Memphis Invest throughout the purchasing process. Having said that, I do want to point out that on the property management side with Premier Property Management, there has been frustrations with lack of communication. The average time it takes for my person, Jill, to get back to me about my issues and questions has been 4-5 days.  That is way too long in my opinion. And that is after calling 3 times, emailing twice and texting a her a few times as well in my most pleasant and professional manner, not hounding her in a rude or entitled fashion. So far, I'm not at all impressed with the property management side of things with Memphis Invest. They are either overloaded or perhaps my representative is just not on top of things and/or lazy.

I agree with @Oscar Brooks in regards to the 1 bd and 1bth being harder to sell. I don't know the area but Is it near a hip, happening part of town with a good percentage of millennials or it it more of a family focused residential area? It is also generally harder to sell in December. My two cents...

I am so sorry to hear this. Ugh. But yes, I totally agree with @Alexander Felice on the tips given especially the one regarding finding someone whose goals are aligned with yours. The best of luck to you on finding a more long term teammate!

I totally agree with @Logan Allec. I am in Los Angeles and housing out here is just plain crazy so I feel like house hacking makes sense anywhere. Luckily we get to live rent free (now, now, don't hate:) because our in laws had to relocate to Seoul and they have a house in LA but if that wasn't the case, I would definitely be going the FHA financing route. Not only do you get to save money, make money, build equity but you also learn the ins and outs of managing rentals in a relatively low risk fashion.
