I am talking now to private lenders, hard money lenders an learning a about some terms that they offer. I take the worst case scenario and do my calc analysis that way w/o giving up my SSN for the credit score. I know what it is and o ask them to give me the best quote possible based on the information I provide. When I will be ready to pull the trigger - I would let them run my score. You can get in trouble and damage your credit if you are going to provide your SSN right and left and adding up inquiries.

Bryan Hedges , yeah... I am sure there a a lot of good agents out there, but just as many bad ones. I agree to what you are saying that working with an investor ( even a potential investor) could mean a lot of repeating business in a future... It may start small, and then go big... Continuous business is more likely that one time home buyer. ..... I was looking at some properties and asked a realtor to arrange the showing.. He was enthusiastic at first, but his interest soon died out as he learned that I am not going with 100% cash , so it could be a longer process. I got my financing planned out, but he got cold feet and I guess decided it does not worth the effort. No big deal, I got someone else to work with, but that's annoying.

Craig Pfeifer , originally I was told that the cost of mold repairs would be 35k+... But I am going to get there again, and try to write up everything I can see.

Thank you, Carson Sweezy for recommending @Elizabeth Nourse. I actually already met Elizabeth at one of the meetings and I agree that she is wonderful. I have not thought about talking to her as well. I am sure I'll see her again during the next REI gathering and see if she'd be interested in some of my investment ideas.

Carson Sweezy thank you! I agree with you 100% ... This is a both sides relationships and both parties have to benefit from it. I have two realtors now tied up in two deals, but I don't believe we can partner in a long run.

Russell Brazil it's not financing that bothers me... I have several rental properties and two right now in a "making"... It's the ignorance of some realtors that gets me.
