HI there! I am analyzing a property that has a serious MOLD problem. I have not had experience with Mold issues in the past... some are saying it is TERRIBLE and others are saying its the FLIPPERS DREAM. What are your experience with MOLDY homes? Are here any contractors from Virginia area who can advise on a scope of work needed? I would really appreciate your inputs!

Hello fellow BP Friends!

Curious to see if the PRO investors partner with a single broker or a realtor? Work independently? or have a number of brokers who they deal with on a regular basis?  What qualities they are looking in their brokers  / realtors?

I have worked with several realtors in the past, but realized that even though I had a great experience with them, I would probably not take them in my "investment team" for variety of reasons.

Some realtors are getting excited to "get you under contract fast"  and the enthusiasm quickly dies out if you refuse to gamble on the deals. Others express passive interest and not really pay much attention to your interest unless you have thousands of bucks to spend... or dropping the ball if you look at distress properties, short sales, etc that require long time to close. 

So how and where do you seek out a right people? I've yet to find the broker/realtor who would "match" to what I am trying to do and will be excited to build a wealth together.  Any leads in DC / Virginia area?

Hi BP friends! Could someone please recommend an experienced attorney who specializes in seller financing deals in Northern Virginia, DC or MD? What are the average attorney fees for property documenting and closing the deal? Thank everyone?

James Mc Ree thanks! I know the max I would offer on this one, so I think I'll then just let realtor know to reach back to us if the property is not sold. What upsets me is that the realtor won't even allow to start the conversation with the seller who, I believe is unreasonable on the price. What would be the best way to "stay in touch" w/o being completely thrown away?

Hi everyone! I've been reading about short sales and learned that there is a way to break through those. I found one that sparked my interest, but what it seems like now it's a dead deal, until they foreclose... Or is it? So the property is owned by BoA... Current value is approx $375k (Zillow) they are asking $365.. But it needs at a minimum of $40k in repairs... The place is ok from the outside but is a mess from the insight. All offers below 360k got kicked out (at least that's what I was told. The realtor is assigned to this one, and he is saying its a no-go... Weird... Is there really no way to work this out?

Hi guys! Need your feedback here as well as from all of the investor friendly realtors. I am working on a new deal now... A property ARV is 210K max... Was rented for awhile, and needs at least 20-25K of work in updates. The seller is out of state now and not involved in the property management. He got a realtor who is trying to sell it. They are asking 200k, which I believe is unrealistic unless you really not planning to make any money on it. My intend was to BRRR with an option to resell if I need to. I calculated that ask for 15% discount - repairs would be a reasonable approach, so offering $153K. Though, the realtor even refuses to pass this offer to a seller, as she claims that he would get upset and won't negotiate. She is telling me that he reflected every offer below 190k... I feel like I am not getting anywhere here, but not ready to give up just yet. Any suggestions on what to do? It feels like I am negotiating with the realtor and not the seller :-((

Hi BP friends! I was wondering how do you determine "good" vs "bad" private lenders? I am not in a need for financing at this point... But just curious for the future. There are ton of people here and there offering to lend you money... But how do you determine what whose are real lenders? It's not like you can "Google" those or look up in Yelp for feedback scans reviews and for credibility. I think that the risks are going both ways, for the lender and the borrower, so how do you ensure the honest and valid transaction?

Hello BP experts! I have one of my investment property with a substantial equity in it... I was not planning to do anything with it, but recently decided that maybe I could put it to work through HELOC. To my biggest disappointment after talking to several banks no one seemed to lend HELOC on the investment properties anymore... I remember good old days when you were able to pull out up to a 100% of your equity at a very competitive 3,25%... Are these times all gone??!! I found one bank who would do it, but at 75% LTV at 5,25%.. Which to me looks like a ripoff. What do you guys think? Did anyone had any experience using HELOC from their investments recently? If it helps, I live in Virginia ( DC area ). Anyone could recommend a lender who still offers HELOC on investments! Thanks a lot!
