Post: Sweat equity percentage, What is a fair amount?

Hello all, 

I am looking to buy my third multifamily property in the next 6 months. The problem and question I have is, what is an appropriate percentage of a deal for me to take for sweat equity? 

I'm running out of money and my projects are getting bigger, so i'm forced to bring on more partners. What my roll in the deal is as follows...

find the deal, do the due diligence, analysis of all the numbers, make offer, handle all closing etc, handle all the legal LLC paper work etc, we have a property manager but I do all the banking and accounting before/after purchase. My partners are out of state so there isn't much they can do other then write a check, so i'm the "boots on the ground".

the big question is, what percentage of the deal is my work or sweat equity worth that is fair? 10%? 20% 30% 40%? 

any input would be helpful, thank you

Went to look at a possible investment property today and the house was in okay shape. I noticed that Habitat for Humanity was building a ton of houses in the neighborhood. I've never encountered this before, how will this affect property values and rental rates for a non updated home?

that's great! I'm trying to learn more about the Charlotte market right now before I dive in. But I'm looking for something that needs a little TLC in a good neighborhood

@Justin Dixon I am kinda of in the same boat as you. i'm a NY investor that moved to charlotte and i'm looking to kick start my business down here. I did get some great advice from @Alex Franks and went to some meetings and met some great people. Lets link up and talk a little shop.

Hello all! I'm looking to work with a/some wholesalers in the Charlotte area. I'm new to Charlotte and don't have many networks. I also have a question. When working with a wholesaler, do most just give listings and arv's? Or do some give complete break downs of rehab costs? I've never worked with a wholesaler before so I'm not sure what to expect. I personally feel that a list of properties with sale price and ARVs isn't very helpful. But a list like that with the rehab costs broken down line by line can be really useful. Thoughts? Hints? Contacts? Thank you in advance!

 I am a New York real estate investor myself and have moved down to Charlotte in the last year and have begun to look at investments in Charlotte.   Please feel free to reach out as we can share ideas   I have found some interesting information about Charlotte rentals that is different from New York.
