I can't speak for LA specifically, but in expensive markets, the investors who are making money today bought the property 5+ years ago, stabilized it, and let the rents catch up to expenses over time. If you still can't make it work after exploring all your options, you can look at getting started in a different market that better fits your goals.

Cleveland is a great market to scale, especially with the right team in place. Some of the best opportunities need improvements to fully capitalize on the deal, so I recommend getting a head start on finding a reliable contractor—it’ll make the process much smoother.

There are plenty of Midwest and Rust Belt markets that offer that pricing and cash flow. If a potential market looks like it meets your cash flow criteria I would look next at the market’s long-term outlook to assess its growth potential—or lack thereof

Cleveland is a great market to get started in. With this being your first deal, I would stick to a turnkey property to avoid a big rehab. $180-200k can go a long way in a C+/B- area

@Jorge Martinez Columbus has a strong multifamily market, and several neighborhoods work well with a mid-term rental strategy. Franklinton, South Orchards/Old Oaks, Schumacher Place, and Merion Village are all near major hospitals and employment hubs that attract mid-term tenants. These areas are also proximal to entertainment while still being relatively affordable compared to other neighborhoods that offer the same benefits

As great as the house hack strategy is, it doesn't always make sense in higher-priced markets like yours. Many people in the same situation turn to the Midwest for deals with better rent-to-price ratios. The biggest hurdle to investing out of state is building your team to buy and manage the property, a good local investment agent would help connect you with the right people.
