Then I attach their bid to my presentation, an investor will likely use them for the job eventually.

This area of Rialto is very hot right now as you can see by the low active rate in the area. This home has a great floor plan to work with, no need to reconfigure anything. The property is actually 70,224 sq ft lot (1.62 acres). After speaking with the city directly they have also informed us that they have the lot size at 1.62 acres. Obviously, nothing is set in stone till you get approval from the city but they said that 8 homes can be built on this lot, this is what their current zoning requirements state as long as there is a private road on 1 side of the lot and engineering must approve. There is currently a 1300 sq ft home on the lot that you can rent out while you are waiting for you plans to get approved. The other great thing about having a home already on the lot is that the property has Utilities ran to it, making rehab a lot less. Also below you will see other Active listings and sold comparable's for land. You are not going to find a better deal sold or Active for land. The main factor here is the VIEW and the lot size. Their are plenty of homes out there that sold for less than my ARV but none have the lot size or the VIEW and most of the ones that do have the VIEW and the lot size sold for much higher than my projected ARV. This home must be seen to appreciate. According to listing agent you can also build more units (check with city for more details) and their is definitely space to do so. This home also has 2 basements that are about 7 feet in heights which can be used for living space if someone desires, as 1 basement already has a bathroom that is legally permitted by the city.
