This home has exceptional VIEWS and I walked the sub floor myself to check for any foundation problems and I personally could not see any. There is a big difference in views if your back yard is facing the opposite direction, all you see is the canyon which is pretty but its not City Light Views like our subject property, so please make sure to take that into consideration when looking at the comps. Lastly make sure to notice how quickly these homes sell even when they are not all fixed up, making this investment a great one in a high demand neighborhood!

An approximate 25% ROI on your money for a fix and flip! This is purely a cosmetic fixer, This home also provides a View. The Listing agent didn't take a good picture of it but if you look on picture 39 of the subject property you will notice a view. If you are not familiar with Peralta Hills, I suggest you take a drive through the neighborhood just for the beautiful tree lined community and Gigantic, Beautiful homes throughout this neighborhood. There are some comps that sold back in 2015 as this area doesn't have too many recent comps. Let me know if you are interested in taking a look.

We've got a solid one in Newport Beach with views of the Newport Back Bay. 

Location Location Location. When it comes to this neighborhood, Location and view is all that matters and this one has both! With a view of the Back Bay and a huge green belt you can't go wrong with this one. This one is pretty straight forward and so are the comps. With it being a townhome/condo you can't go crazy rehab wise so the budget is very workable.

Do you want to make close to 30% on your money? Well then here is your project! Just don't get this home confused with a busy street as the Hollywood blvd street is just your normal street up in the West Hollywood Hills. This property is one that you can go all out to make as much profit as possible or just finished the job the last guy left behind and slap some drywall on and get to finishes NOW. When there are comps in the 3 millions and/or close to it, then it's really tough not to go super modern and get the home run everyone desires. Yes, this home has a balcony and not a usable back yard but the good thing is the 3 million comp also doesn't have a usable backyard. This subject home has views from the back yard, please make sure to look if the views on the comps you are looking at are from the front or the back as that is a HUGE difference in price. Especially when you can see Santa Monica Beach and Catalina from the back yard.

This is a very clean Orange property. This home already has never windows and some newer 6 panel doors. Floor plan works great but of course, your typical cosmetic fixings is needed. This is your perfect 3 bedroom 2 bath entry level home and priced under 500k you cant go wrong. The agent on this property informed me that they had plenty of retail buyers but she wanted her clients to take cash for a quick escrow. Inventory is low everywhere but in this neighborhood that is an understatement, that's why all these homes get sold quickly!! Let me know if you are interested in taking a look tomorrow.
