Hey everybody. I know we are all looking to succeed in Real Estate Investing and everyone needs breakfast! I seem to always have something going on during the monthly meetups but still want to be able to meet some like minded folks and see if we can learn and help each other. I'd like this to be a weekly get together that is very casual but still beneficial for everybody. We can swap stories, share ideas, refer contractors, colleagues, realtors etc.
This is actually happening too, it just happened to fall on April 1st so this isn't April Fools!

Good Morning All,
I had someone email me and we followed up with a phone call. He said he was a private lender and saw I was looking for partners. We had a brief discussion and I told him I would send him my list of questions I have for private lenders to make sure we would be a good fit. (He primarily speaks Spanish so the language barrier was difficult.) I tried looking him up on Bigger Pockets and Google but nothing came up. My gut feeling says something is off but I've never dealt with private lenders before so this may all be legit. My concern is it is a money launderer or something like that, how do y'all weed out the legit quality private lenders from something shady?

The meeting yesterday was the pay to play group. I don't go to those but i am connected to their Facebook. They did a brrrr strategy lesson. I just don't find value at the moment in paying $200 per year for the networking when we have a free group in town with all the same benefits. If you have spent any substantial time on bigger pockets, the classes they give are quite elementary even at both groups. However, the networking and real life numbers examples they give are where I find value.

Good Morning all,
I was trying to find a meeting of local Real Estate investors in Lubbock but it seems to come up dry. The REIA looks to have stalled as best I can tell.
If there are some folks interested in getting together to network, chat, share ideas I’d be happy to find us a location. I’m not big on having membership dues and whatnot, just want to get together with some like minded folks and see if we can help each other out.
Let me know if there’s interest I’ll set something up.

Hello all,
I'm doing my research now and getting my ducks in a row. Recently I did some looking into Property Manager software to include reading the many posts on BP forums. I've looked over dozens and so far, what looks best as far as software for property owners less than 50 units is:
On Site Property Manager and Buildium.
What does everyone think of these, and if there are others you would recommend instead, I love getting recommendations.

Hi all,
I’m getting situated with the small things right now and wanted to get some input on second phone lines. I hear good things about grasshopper, line 2 and a couple others but want some input before pulling the trigger. My personal phone has a script voicemail for my primary job so I would like to have a voicemail recording for the second line as well. Anyone know if this is possible?
