Lol this tenant is doing lots of firsts for me. In 20 years a tenant has never ignored me. It hasn't been a long time but I expect a trend. It's been three days. I've called and emailed once per day. There are some things I urgently need to discuss with her. So what to do now? I suspect this may overlap with a 3 day pay or quit since she may be ignoring me because it's nearing that time of the month. But let's ignore the pay or quit for a moment. Back to the ignoring me. So should I certify mail something to her? Post something on the door? Or what? Thanks!

Thanks so much very helpful. Yes it's in CA. And I believe she wants to stay. I have yet to confirm that (waiting on a return call). 

I have to allow them to break lease regardless of circumstance right? Depending on the wordage of the lease they just have to pay until suitable replacement is found correct? I'm just confirming that's not some roommate law I don't know of? 

Let's assume she is staying. What's the best way to deal with the deposit they both paid for for? $2300 deposit. It's up to them I know. Just trying to think ahead of any issues they will have now or in the future in regards to that deposit. Cuz if I take the other roomy off the lease then she is due her share - ethically. So "eihitcally" the staying roomy should cash her out right? But doesn't have to until she moves out. 

It's funny I've owned four rentals for 20 years. Never run into this because I have never rented to roommates. Now I confirmed why.

I am lol. No I don't live in the home. Only the two (now one) roommates. Legally the roommate that moved out is on the hook for the rent because of the lease. But in the real world I highly doubt she would pay a cent towards a home she doesn't live in. I'm just looking for the best way to proceed? 

I'm thinking that if she feels comfortable making the payment on her own then good. If not then she should either look to move out once a suitable replacement has been found or she should find another roommate. 

Does that sound like a good way to proceed? Thank you

PS in which case, if she stayed, I imagine a whole new lease would be best. Or should I just make an amendment to the current lease?

Hello. Both roommates are on the year lease. I as the owner would allow her to pick another roommate if she wishes to.

Hello! First post. Thanks. I had two roommates move in and a sign a year lease. One of them moved out after 3 months. Should I remove her from the lease? Or keep her legally tied to it until the end of the lease term even tough she doesn't live there anymore? I have never run up against that one. Probably because I never pick roommates for this reason. I inherited this situation.
