Hello,

Its been a while since anyone posted here so I would like to repose tla similar question. I am from Dayton OH. I will be moving to CS for one year in June and want to get a property with good ARV that is livable and I can work on it while living there with good rental/sell potential when I leave. I understand it is a tight market but any advice is helpful. Auctions? leads?. I do need someone to help as I will not be physically there until June when I would have 14 days or so before needing to a place.

Would another con be the fees charged?.. also how is the risk correlated with the size/state of the syndicator..meaning a very large investment company with a lot of employees versus a smaller operation

Saw this has not been updated for a while. I am looking to invest in STR and Gatlinburg is on my list. Just wondering if you anyone has updates on the current market for buying a cabin as means of investment. is it still difficult to find anything below market and what should I be looking for..any pointers would be great

Yes that is all making me seriously reconsider. I did look on airdna, looks all the top performing are in ML. Mainly, because they have their own housekeeping/maintanance staff so if you want to rent it out yourself , you basically do that dealing only with ML. But I agree the fees are high and tough to find a property that is positive (after all costs) except for ML either DIY or through a private management company ( basically a ML owner created it execlusively for ML units)...how about appreciation, I was hoping with it becoming more popular (improvements, etc) that there is no direction for price to go further down...

Yes mountain lodge is older but for some reason it is easier to rent (outside of snowshoe program) in terms of logistics (maintanance, housekeeping). Other complexes make more sense in terms of value but I do not see many rented outside of snowshoe (except for few) mountain lodge has an assesment coming up making HOA more by 400 a month for 3 years and 150 for 10.. may make ot unattractive on the market once those fees are assessed ( although would look nicer)
