Hi Mike and James, I wish to thank you both for your quick and graceful response to my 1% chance ?. Respectfully, I would'nt even dream of implementing this type of deal on my own. But I have been communicating with an Investor with 23 yrs experience about this,and of course he believes 99% scam but to follow through to see if POD arrives. Thanks,Ezra

On the 1% chance this is legit, what would a $40mm plan look like? Would it consist of owning several apartments and commercial units ? I would like to send him a plan to see if there is a p.o.f. letter or a fee. He was looking for a 2-5 yr plan with a 20% or more Roi return. But not sure what to send,anyone know how to explain a plan that would consist of mm,s ? Thanks ,Ezra

Yes I'm a newbie.
I put an ad looking for money to invest and this is the response:
He has $40M. He will give POF letter and deposit slip through his lawyer. First, it seems he wants me to submit an investment plan and what kind of ROI that he can expect over a 2-5 year plan before he submits a POF.
So far, I'm treating this as legit because he's not asking me for any money, just the opposite.
So, is it wrong for him to expect an Investment plan before submitting a POF?

If I can provide a Real Estate Investment plan that will generate a 20-30% ROI depending on what's possible, then a private lender will provide $30 plus million to accomplish this.
Question:
Does one buy multiple commercial units?
Looking for someone who wants to partner with me. I do not want to take a finders fee or acquisition fee. Is there anyone who would be interested and who knows and can prove to me that they know how to achieve these kinds of returns and in what way?
