Utilities Water/Sewer: $800/- (Rest of the utilities are paid by tenant)

A quick search reveals this is a high-crime area.
Thanks, care to share what tools did you use? And if it’s exclusive to realtors? Also I believe it’s priced lower due to the area, I’m not going to be living there so it doesn’t really matter I just think with potential rental income it might be worth it because I wouldn’t be getting a mortgage but buying out all cash.

I'm considering purchasing a property located at 243 Robbins Ave, Pittsfield, MA 01201 (link: realtor.com listing). The property seems very appropriately priced based on all the upgrades and already has a tenant. Would love to get some insights on whether this is a good investment. Any advice or things I should be aware of?

Looking to get opinion on what the market is and what's the fair offer would be for couple of properties I am looking to get in Pittsfield MA. Its a private deal so no realtor is involved (sorry nothing against realtor, seller is keen to sell privately).
1.
2 Family 2100 Sq Ft, 5 Bed 2 bath recently renovated close to North St., Barrington Stage, Berkshire Medical Center, both have been rented approx 2k rent.
Updated gas heating systems with on-demand hot water. There are washer and dryer hookups in each unit. Extra space in the attic could be converted.

Single Family House 900 Sq ft, 3 bed 1 bath, recently renovated near Wahconah Park, its also rented approx 1k rent.
Any ideas for how much is the going rate is for each (low, average, high)?

Sorry it's a 2,160 square feet house.
For Tree cutting this is what I was given approx $6600:
1.) Trim on leader growing over roof from Norway maple on front right side of house.
2.) Take down 2 Norway maples growing at the back left corner of house.
3.) Take down or Trim Norway maple growing directly behind center of house.(trim would be little less)

Hi,
I am just being told that a roof replacement for my two family at Francis/Union will be $16000/- with plywood and 50 years warranty. This is on top of Tree cutting which is about $5000/-
Any suggestions and/or comments, I wasn't planning on this type of expense at the start of the year, so it is definitely a shocker for me.

Any GC/Plumber/HVAC person comment on this.
doing an installation for a range hood where previously there is no duct going outside but there is a duct going straight outside from one of the gas fireplace (no chimney involved straight horizontal duct outside).
The homeowner didn't want to install a duct (which is an easy option) as the hood wall is facing outside.
The homeowner got someone to install a "Blue PVC Lay-Flat Discharge Hose" approx 1.5" diameter that connects to the fireplace duct (seems like proper sealing), but I have never seen this before, is this going to work if I installed the range hood that has 600-700CFM, wondering if anyone has seen this or have comments about it?
