@stevekarp thanks for your message you posted.  I know it was several months ago but was hoping you could share some experience in regards to your time with Memphis Invest or any other reputable TK you've worked with. I've seen the spreadsheets and cash flow projections but how often have you had to pay for repairs or other capitol expenditures that reduced your cash flow?

In addition, if you have, or ever wanted to, could they assist you in selling your property on the market as well?

You're knocking them out the park, that's awesome.  I'm also looking in the New Britain market. I would love if you had any tips or advice on how to find these killer deals you're getting.

This post is great to see.  I imagine adding the bathroom helped with resale a lot, especially a double vanity.

@Pat McCandless my objective is buy and hold through passive rental income. Long-term would be to own a multi unit apartment complex. How that evolves in the future is dependent of course. With that being said, one of the properties I am going to see is a definite fixer but after running the numbers it seems it would fit the BRRRR method quite well. At this point, if the numbers work and the time is right I am open to both strategies.

Wont be able to make any meetings this week but definitely interested so let me know how it goes @Pat McCandless.  Actually going to see 3 properties I've been looking at with a partner on Tuesday.

Thanks for the welcome Rick.  Didn't know there were monthly meet ups in those areas. Is there a private message feature on the site, or maybe there's no need for one?  I would be interested in knowing what takes place at the meet ups and attending.

Greetings all.

    I have a confession, I have been reading on Bigger Pockets for the past couple months and listening to the podcasts and am only now introducing myself and getting a profile updated.  Great stuff on here.  Originally from Portugal, I moved to the U.S. when young and eventually settled in CT.  I have served 11 years in the U.S. Army and currently still serve in the Rhode Island National Guard.  I work as a Police Officer for my full time job.

    Like many, I have always been interested in real estate investing but never invested as of yet.  I went with what I studied in College and have invested in the stock market for the past many years.  I'm at a point now where I am ready ( I think so anyway) for real estate.
