Excellent advise. Since it is fairly easy and inexpensive to get a RE agent's license, this can be a great actionable plan for many people who are short on cash but still want to be part of the REI action.

I would suggest doing a walkthrough of comparable rentals within a one mile radius. That should give you a hands-on feel for what is being offered in terms of finish and amenities for a given price point in your area of interest and you can then take it from there.

I would say in case one gets sued, for instance, if the tenant's pet bites a neighbor, it will come in handy to show that the landlord had done due diligence and was not in any way negligent. But then again, I don't think too many landlords, including myself,  do it.

in a depressed market I would always prefer A over C. But in a hot market like we have today, I would look for a B grade property in a good to better neighborhood.

 @Michael Cavitolo:

I would suggest reading the Ultimate Beginners Guide here at BiggerPockets.

 @Joe Ogbechie:

Hi Joe and welcome to BP forums. I can give you at least one pointer that I myself gleaned from much smarter and experienced investors than myself here at BP: After the initial excitement wears off, which it will, find ways to stay committed to a clear end goal. As they say, it's one step at a time that makes a journey of a thousand miles possible. The key is to stay focussed on your investment end point.
