@Lindsey Costello We're equal opportunities, mostly led by where the cash flow opportunity is, albeit limited these days. Most of our portfolio is in the Armory/ West Side and it's been much of a struggle than we anticipated.

What have folks been seeing relating to prices and inventory?
We listed three properties in the past few weeks and got offers within 5% of list within days. We've also put offers on stale inventory (on market for 120+ days) seeing if seller is willing to discount and no-give. Is it still a seller's market?

@Brian Heron The prices just look crazy. We've mostly been investing in Providence, RI where a C class 3-family will run you $200,000 distressed or $250,000 turnkey, with a rent roll of $2,700.
It looks like in Syracuse you can get a similar rent roll on a $90,000 distressed or $135,000 turnkey property. Is that about right?

From doing a few hours of research, it looks like you can get a fairly stabilized building at $45,000 a door that has government-backed (subsidized) voucher for $900 a month? Even with flat asset prices and slightly high property taxes, there seems to be plenty of margin for cash flow. What am I missing?
