@Shane H. Pitney Bowes bought the patent several years ago and shelved it. I miss having all my mail scanned and PDF'd to me There's still Earth Class Mail and a family owned company in Texas. They're not hard to find.

@Ronnetha Darrett LoopNet has been around for over a decade. It's literally used hundreds of thousands of times per day. It's like Zillow, but for commercial, industrial, multi-family, vacant land, etc. And you can just Google it and find out all about it.

If you're looking for "true" PM software, I've found nothing that can beat MS Projects.

If you're looking for PM-ish software, there's Trello, BaseCamp, Asana, and a few WordPress plugins.

TenantCloud.com offers the ability to add/review repair logs, add photos, and include proposals, invoices, and payments.  Photos and progress logs can also be input.  It's free and they also have a mobile app.

You can also use a document management platform like Evernote.

I'm also in Tallahassee.  If it is a metal tub, there's a guy who can fix it in town.  I haven't used him, but I've seen his work and was very impressed.

I suppose it depends on your situation and how many units/properties you have.  If you have a lot of income/expense, 1099s, etc., then absolutely consider what your accountant recommends.

I have a half dozen properties and prefer to use TenantCloud.  I've tried other accounting platforms before and prefer the simplicity over QBO.  And honestly, I've never liked QB (or accounting for that matter), so I may be biased. 

TenantCloud is free, but I pay $90/yr to enable the online ACH rent payment feature.  I suggest you check them out and see if you like them.  They have a feature where you can export all of your data (including accounting), so your data is never stuck with them.
