I was wondering what are common problems investors face or time consuming parts of the analysis that all of you do to conclude on whether to buy a property or not? (eg. finding reliable comparables, rent rates etc)

Hi,
There is this Sourcing seminar near me, it sounds good because its a small group of people only and the mentor told me he will also sit with me to figure out how I can start sourcing deals since I am VERY LOST on how to start with Real Estate. Also he said he will give me the documents he himself uses to source deals.
The cost would be around $470 for a full day course.
My issue is, is it genuinely going to add value and help me get me started? Or am I better off gathering all the information off biggerpockets, by reading and listening to the podcasts?

Hello-
I reside in the UK, and I want to start investing in Real Estate. I have heard that the legal aspect of getting finance from private investors might be complex.
I am thinking of either going through an online funding platform or advertising the opportunity or using crowdfunding.
Which would you advise me to start with.
Note that I am excluding taking a loan here because I am only 18 and in university, all banks said they wouldn't lend to me.

But I guess I see the logic, that cash flow is more important. It goes back to quality over quantity I guess

Is having a goal of owning 200 HMO's in 10 years far fetched? Or is it reasonable. Keeping in mind that I am 18 and haven't started out yet

My current situation - I am a student in the UK, with no money. But I want to start building my portfolio. I can't get a mortgage.
So I was thinking of starting a LLC, and then setting up every property as an SPV and sell it to investors while holding a small equity percentage. I would fund this through a crowdfunding platform.
Once I have a significant cash flow from that. I was thinking of starting wholesaling. The main issue here is that most resources online that I find are for the US, not the UK.
Any thoughts? Or advice?

My name is Faris Yaghmour, 18 years old & looking to start build my real estate portfolio in the UK. I hope to close my first deal this year! I study Accounting & Finance in the University of Finance, I am starting my 2nd year of studies. I aim to add a few properties to my portfolio before I graduate so I can depend on those as a salary (rather than a job) then give 100% of my time to building my business!
