Renovation Gurus is a solid company. Google them and check them out.
There are HMLs that will lend up to 70% of ARV, but that does not mean you don't need risk capital. You don't necessarily have a down payment if the numbers are right though. The lender would theoretically be able to finance 100% of the purchase price and renovation costs. You would still need capital to start the rehab, debt service, and other contingencies. I have come across local private lenders that will advance or roll all of these costs in, but they require experience and are pretty difficult to find.
