I would like to know... when you analyze a potential rental property deal, do you "stress test"? for example:

Crank your vacancy up to 12%? 

Figure you expenses at refi could go up x amount due to higher interest?

Or does $100 per door cash flow theoretically let you sleep at night?

I don't get many votes due to my focus on risk, and the newbies don't want to hear about the dark side!

I would love to know how many folks on BP have been in real estate more than 10 years.

the 18 year cycle is financial based, there is another component that is space based and runs 10 years.

I would like to remind you that the stated goal of the fed via artificially low interest rates is to "boost asset prices and encourage equities investment"

So have asset prices been boosted yet?

Would this 7 year run up in r.e. prices have been the same with much higher interest rates?

Lets see if this environment is real or not, and we will know when the 10 year hits 4%.

Not saying it a bubble that can "pop" but i suspect a lot of demand arises from low rates

No deals around here (knoxville) i have been trying to buy a medium size multi for a year, with no luck. I am calling this market "the tu*d flush segment" of the the r.e. cycle, as now is the time to get rid of under performers, declining area's and such for full value!

I managed to find one house in that time that i believe has equity and real estate is my full time job. 

Now the area around dollywood might be worth considering, as i hear it is starving for long term rentals, much more than most markets

wait a minute... maybe don't think that your making stuff too nice, but simply "hardening" your rentals, assuming you intend to keep for a long time.

Will basic granit outlast formica and ultimately save you money? Plus make people want to stick around.

Same for cabinets with real wood boxes as opposed to cheap cabs

Same goes for mechanicals, water heaters, flooring, metal roofs, baseboards you don't have to paint, etc etc
