if getting quotes from builders or online estimates? No land included. Acting as the gc?

Around here about $90 to $100 a square depending on finishes and complexity of design, which would include driveway, septic system, and no landscaping

they are getting built cause it pencils out financially but we will overbuild the class as it happens every time we are in this section of the re cycle. Hyper supply followed by increasing vacancies and downward pressure on rents. What i would like to know is how increasing vacancies in a class A apts effects b and c properties.

Also have to remember we are in year 10 of artificially low interest rates, and this financial engineering is INTENDED to rev the stock market and inflate asset values.

And the next logical question is what happens as interest rates go up?

sorry that you are having issues, and i can only give advice from my experience point of view which might be wrong from your cpa's point of view.

I would not touch it and list it on zillow as an income investment or an ideal house hack canidate and the reason why is because i experience an endless stream of folks who pay too much for rehab properties, not knowing the real cost of fixup. 

I your market is like mine you will have no trouble selling it, and you will have trouble tapping the equity and finding something else investment worthy

being from hurricane zone i understand your concern! I ended up ditching south florida because of the unending stories of folks getting screwed by their ins company. I will assume you have insurance against loss but the quality of the ins company can make a HUGE difference, and god forbid you need to be made whole from a catastrophe you will wish you had paid a little more for a top rated firm.

been through this so many times, tried everything, dark colored granit is probably best (light colors stain) but expensive. I installed this for under$10 a square and has worked out well

have you priced out mods? I have come to the conclusion that modular and site built are the same on a $ per sf basis once you factor in transport, setup of the mods. Of course they are faster but i am still unsure if there is a penalty at resale because it was built in a factory?

are you building this yourself? $70 a square is a great price especially if includes the land! Does it include the septic system or tap and permit fees? If your are sure of those numbers then yes you should use this strategy as many times as you can
