Are you buying off MLS? What markets are you in? I'm in Seattle here and over bidding on a retail listing is very common.

My previous property management company uses Appfolio. It's simple, clear, and looks good. You can set it up with bank accounts, quickbook, and even send invoices and stmt as well as collect funds/rents. I loved it!

How is the rental market in Kitsap? High low?
