 @Robert Steele This is a concern I have. I have read that even if there is no mention in the records about the homestead, but the property fits the criteria for this exemption, the owner could pledge for that after the tax sale. I don't know if this really happens (and how often).

This seems huge to me living in downtown San Diego. Across the street from me a single family home just sold for $600k. It is 100 years old and only 770 sqft. 1,200 sqft seems like the maximum size in this neighborhood. It is funny how different the coastal cities are from the rest of the country. 

 @Andrew Erickson, I think this is a huge minimum too. You would have to gather at least 4 to 6 containers to reach that minimum.   @Richard D. do you know if there is any way to work around this minimum standard size? Maybe doing something like this: (although I think this would change the idea of low cost/easy to assemble)

Sorry to bother You but I was doing my research and found only a few properties for sale in Collin County (At Perdue Brandon website only resale properties no sale, nothing found at Linebarger site, and at Collin county website - constables sales notices page, only 3 properties).

If You could give me some directions if It´s right or if I´m missing something I would really appreciate.

I highly recommend you work with another tax sale investor in the areas that you wish to purchase. You will learn "on the job" and mitigate your risk rather than making one or more mistakes that can cost you dearly.  Thank you again, @Guy Gimenez. You are correct. This would be the ideal approach as a new investor - work with someone local and experienced in that field. I´m looking here in BP  and other RE sites for other investors with interest in the counties I´m also interested. Hopefully, I´ll find someone that could partner with me and share some of their time and knowledge.

@Andrew Erickson, I really like the idea of container houses and these prefab tiny homes!

Some thoughts:

Would be possible to buy the house in two pieces container-sized, that perfectly fit (lego way - part A and part B) so you could meet a minimum size required in some municipalities?

What about import the house in big parts (like the frame separated from other parts, but these other parts assembled in a way that would be easy to connect ) that could come in the same container (here You would use all your expertise in that field). So you could partner with someone that would put these parts together in a facility in CA - these could meet the certification/inspections issues mentioned by @Jenifer Levini? And still be profitable?

Thank you for the advice. It´s really important to know all the factors about an acquisition in a Tax sale. I´ve been studying the subject for a while, but I know I still have a long journey to go.  

If I may ask you for another advice or opinion I would like to share my thoughts/ideas/strategy about my participation in the tax sale (and please correct where I´m wrong or confused):

As the redemption period is 6 months or 2 years (if homestead or farm) in this first venture in tax sales I´m looking for properties in Resale. So I check when was the first sale, see if it has passed 6 months (or at least 4 or 5) so I wouldn't have to wait all the redemption period to apply for the possession of the property. As In the previous auction I bid only in vacant lots and in this next one I would like to bid in single-family houses I would search for abandoned properties or that is not registered as homestead (although the lack of that information in the records don't give a 100% warranty that the property is not a homestead, right?) and that would be in the resale list (what I think will narrow a lot my options). But at least it would lower my risks.

About the liens, my biggest concerns would be Federal Liens, HOA debts, code enforcement. Should I be concerned with any other specific lien?
