Hi, 

i am very new here, but i would like get some guidence in regard to recent tenant whom signed lease of 13 months then changed her mind. What would happen in this case? Its the first time i be in such situatio. And deposit already given to the agency. 

I am aware everyone is noticing increase on property tax, has anyone done appeal for reductions because that will reduce insurance as well. 

lastly, in regard to putting LLC on property worth it? If so what would be Pro and Con

I have been thinking and searching to appeal tax. Did you find what service you will be using? 

I have heard of Onnwell service, but they don't service GA.

Of course, additional rules won't protect 100% but at least something to use if anything goes wrong because my last tenant cost me more than 7K to repair. 

How would you screen high quality tenants based on what criterial; credit score?

is there a way download a copy of contract every year and send it to the tenant, instead of involving an agent. Because,  the deposit by itself is not enough to protect property from any big damages, would adding more rules in the contract next to the basic contract help?  Has anyone had an experiences when a tenant damage the interior  property and left, what would be the right procedure to take, or its not worth it to deal with attorney fees?

If you don’t increase the rent, wouldn’t lose profit if the property tax increasing?

One more thing, tenant and landlord. How should it be done? And if there is good discussion or blog that would greatly appreciated to share.

What's the best way to increase the rent? probably an accurate rent estimator based on the rental property. Do you know think giving a holiday gift will soften the tenant to go the increase without giving trouble finding a new one?

How much tax deduction can someone get back from IRS after doing some renovation or not? Do you think a real estate CPA can get back more tax deductions than a normal CPA?
