Thank you so much, Nathan, for taking the time to give me this in-depth advice. I really appreciate it — it helps me cut straight to the chase. Funny enough, I actually just received The Book on Rental Property Investing from someone who offered it to me, so hearing it recommended by a pro like you is really reassuring.

I genuinely enjoy budgeting and listening to podcasts, so I’m confident I’ll excel in building strong financial habits and continuing to learn. I’m also really excited to start networking more. Fortunately, I’ve already had some great experiences through a college program that gave me opportunities to connect with professionals in the industry I’m entering. The nervousness I felt at first has turned into confidence after seeing firsthand how important and beneficial networking is. I’m grateful for those experiences because I can now apply what I’ve learned to real estate, where networking is probably even more important.

I know that analyzing deals and studying the market will be the most time-consuming part of my real estate education, but I’m ready to put in the work and build a solid foundation — especially over the next few months while I wait to start a late internship with a company. No excuses.

Right now I’m focused on finding groups, starting to read, and figuring out where to learn how to analyze deals. I’m super excited to eventually start making the income to plan out what my lane will be, whether that ends up being house hacking, rentals, or something else. Hi everyone, my name is Fernando. I’m 19 years old and just getting started on my journey into real estate. I’ve picked up some basics from the BiggerPockets podcast and other sources, and I’m becoming more and more interested in how real estate can lead to long-term financial freedom.

I’m heading into a career that’s growing fast, and I’m optimistic about making solid income by the end of the year. My goal is to live frugally, save aggressively, and use those savings to eventually get into real estate—whether it’s flipping houses, owning rental properties, or a mix of both. Right now, my plans are a little vague, but I’m here to turn them into something real.

I know I don’t have much to offer yet in terms of experience or value, but I’m eager to learn from those ahead of me. If anyone is open to sharing advice, lessons, or even local events and meetups, I’d really appreciate it. Looking forward to connecting and learning from this community
