Always make sure to protect yourself... your assets need to remain YOURS... it dont matter if you have been dating for a day or for a year... after all divorce rates are extremely high.. (I know its a pessimistic view, but better safe then sorry ;))

Ive had issues before because I literally have no credit.... (I pay everything cash).... and its hard for me to find a place to rent (I rent because im an exchange student of course)... So id say background is more important then credit score...

I have been looking around, however, most of the people in college seem to be more worried about going out then investing... My college town is infested by rentals (cookeville TN) which has led rents to go down due to the amount of competition.... I guess I need to make my selling skills better in order to find a more suitable partner that is a bit more mature then my college fellows

Whats up guys! so for the past year I have been learning about real estate as well as saving... The Problem is Im an exchange student! (f1 visa) So it seems like getting a mortgage loan is out of reach? (I have about 20k right now to invest) ... I would love to get into buy and hold (which is the main reason why private lending might not be the best option) ... so instead of saying I cant.. the question in my mind is HOW CAN I AFFORD IT? (and I will find the answer! but id love to hear some ideas?)

@Jacob Michaels Thanks so much for this post! We have this same leasing option in Bolivia, I have been trying to find places that also offer this but it seems extremely rare. This definitely opened my eyes in the new option of building equity instantly, Before this I always though investing the money to get a 10% back return would be good enough against just renting the place out.

Hey guys! I have been interested about real estate for a while now . I think I have my basics pretty decent from reading books, listening to podcasts and analyzing some deals. But im slowly getting to that point that I need some real life experiences and stories. I was wondering if anyone from the area would like to go eat lunch or dinner (id invite of course!) and just talk about anything! (including RE of course ;). I wouldn't mind helping you on any projects that you have (completely free!). Im a senior electrical engineer , not much experience in rehabbing and such but I learn fast!

Whats up guys! My first post here, after reading a lot about real estate (few books, listening to the podcast and practicing with a few numbers to see if they would work). I think im finally able to semi confidently decide if something could work. My brother is about to head to college and I was thinking about perhaps putting a down payment on a triplex were he could live, after showing my parents the money he will spend on rent during his 4 years ( about 14400$ since rent around the university is about 300$) they have decided they could pay half the down payment (10k) if I instead don't charge him to live there. The property would therefor have almost no cashflow during those 4 years(I know, I know cash flow is key, but this is kind of a weird situation). What do you guys think? I know I haven't given much information on the financials but that's because there are many triplexes , duplexes and quads around but the answer to whether or not it would be a good idea still remains. At the same time he says he wouldn't mind being the landlord for the time being (with my help as well of course).
