Impossible to Invest in Real Estate?

Whats up guys! so for the past year I have been learning about real estate as well as saving... The Problem is Im an exchange student! (f1 visa) So it seems like getting a mortgage loan is out of  reach? (I have about 20k right now to invest) ... I would love to get into buy and hold (which is the main reason why private lending might not be the best option) ... so instead of saying I cant.. the question in my mind is HOW CAN I AFFORD IT? (and I will find the answer! but id love to hear some ideas?)

Why not look into partnering with someone? They can be the credit partner, and you can be whatever else you need to be. Make sure to structure your agreement with all responsibilities, buyouts, or whatever else you need to be comfortable.

Otherwise, there are banks that do foreign investor loans, but I think they require 40% - 50% down. Also, if you sell as a foreigner, you may be forced to pay a heavy penalty. Look at FIRPTA.
