I'm looking for feedback about Fortune Builder's Mastery program….can anyone who has paid for this provide some feedback about the program? Are you successful? Are you happy with the support you received? Are you making a good return on the cost of the program?? (please only Mastery students respond or message me). Thanks!

@Patrick Philip …I love your philosophy! Contrary to popular perception, you don't have to be a slick talker or inauthentic. I find the best approach is to be real and transparent….and like Patrick says, ask lots of questions (and follow-up questions, more importantly) to understand what kinds of problems you can solve for the seller. The best deal-makers are listeners and problem-solvers. I can't tell you how many times sellers have worked with me, over competitors who hawk the same deals, simply because I approach negotiations truly with the seller's interest in mind. And I am blunt about seeking profit while I help them….but if I can't solve an important problem for them, I emphasize that I won't insult them with a low-ball offer and will simply let them know we can't make it work for both parties and why. Sellers tend to appreciate that kind of candor.
Regarding how I source leads, I spend about $10k per month to find off-market deals online. I'm a broker, but never use the MLS to find deals. Too much work and the deals are picked apart….too thin.

@Chris Greene, I pay $10k per month for online leads (off-market deals). I've only been testing the Orlando market for about 2 weeks (we do this in other markets as well, turning about 20 to 30 properties per month), and have contracted four properties and closed 1 already. 2 of the deals are "bangers" with, conservatively, $60k and $90k profit each, although, my cost of money is high (but very easy) so I'll see about half of that on each deal. I've never done mail campaigns so I appreciate the input above from others who are successful with mail campaigns. Not sure if the "Direct Mail Marketing" resource is any good, but I plan to dig into it soon. It's at the BiggerPockets toolkit page (https://www.biggerpockets.com/toolkit) Anybody have thoughts on this piece?

@Darrin Davis, you're are at the right place. Lots of actionable resources at BP. Funny, one of the flips I was considering was a big lake house on Lake Shoal, in Griffin (1750 Cardinal Lane, Griffin). Couldn't make the numbers work with the scope of rehab and the bank's asset manager wasn't budging. Good luck.

as a broker in two states, I agree with @Bill R., getting a sales license isn't necessary for investing. Ultimately, investing is a means to a lifestyle end. I'd suggest defining what financial peace of mind is to you, and focus on elements of this biz that will get you there fastest. I'd be happy to suggest specific topics that will accelerate deal flow for you if don't mind sharing why you want to be a real estate investor and what you're trying to accomplish.

@Chris Martin, I'm curious to get feedback from some of the FB mastery students. I took the 2-hour free course, then, the weekend course for $197 (basically $100 per person b/c you can bring someone with you). I thought the event was organized well and the content was excellent, although, it was obvious they were prepping you for the up-sell.
If there are any Mastery students who want to comment, I'm anxious to hear what the cost is and what you got for it...and most important, how many deals you cycled through.
