So basically do standard marketing emphasizing we buy houses cash type of thing? Is there a specific type of marketing that is recommended? direct mail? etc.

I'm a fairly new investor here in Tucson Arizona. I am a Realtor by trade but like to invest on the side to make extra cash. Starting out, my partners and I have been having a hard time figuring out where we can find properties that are being outside of the mls so that we can make decent margins in regards to rehabbing them and selling or rehabbing and renting out. does anyone have any tips as to where we can find these types of properties? Do we need to search craigslist?

By landing I mean actually getting the property under contract.. All our offer are cash, 10% em, the thing is we keep ending up in those dreaded multiple counter offer situations...sometimes it seems like they're beating is by as little as $100, which leads me to believe they are getting extra info from the listing agent..

Does anyone here have any general info about the best way to compete against other investors in regards to landing houses on the mls for rehabbing and selling?

As Realtor, I can tell you right now, you're going to be hard pressed to find multi-family unit that's 3 units or more in that price range that will not be in a "war-zone". Foreclosures are a good option if you're looking for a deal but thy will need some work. HUD homes are great because they are already appraised but they usually have escrow hold backs so you'll want to use an agent who is experienced with handling insured escrow repairs (such as myself).I just closed a HUD home this month and closed four last month, all with escrow hold backs. Some realtor may tell you that HUD homes with escrow repairs man you can buy them with an FHA loan but that just means thy don't know how insured escrow repairs work. Either way, HUD home or fannie mae or even just conventional listings, I can set you up on a search through the mls if you'd like. Good luck!
