Wether you're selling the property for them, wholesaling or other, Have you ever come across a homeowner that already is using a Lockbox to show his property to potential buyers/tenants? Or in most cases you're the one buying the lockbox?

@Michael J. Thank you, What exactly do you mean by sending a lockbox to the house? You mean buying it online and ship it to the address?

How do you collect the keys from a homeowner remotely? To take pictures, put a lockbox if needed, etc

When you're working with a homeowner that already has the property listed on Zillow to either wholesale, rent the property, or sell, do you always take new pictures of the property to re-list? Or do you sometimes use the existing pictures that the seller already took? (I've noticed some sellers have good quality pictures)

Where do you advertise properties for sale/rent (assuming You're not working with a realtor and you do not have access to the MLS.) I've heard about posting it on Craigslist or Facebook and Zillow, but I'd like to get a larger list of ideas/places/websites/marketing tools, etc to sell/rent a property faster.

I got some clauses in my agreement that require the tenant(s) to write their initials. (to authenticate or give preliminary approval)

Should I also write my initials as well as a landlord? And, as a property manager, would you have Tenant and landlord write their initials?

@Scott M. do you usually explain the applicants the rental agreement?

Have you had any applicants decide to talk to an attorney to review/understand your rental agreement before signing it?

How many cars do you allow your tenant to keep on the premises? And why?
